Provided below is just a summary of some of the main services delivered across the Group.
 
 
Drawing upon almost 40 years of housing management experience, the Association is able to provide a full range of housing management functions.
  
These services include:
 
Tenancy Management Services – Much of this work is focussed upon preventing Anti-Social Behaviour, managing tenancies, undertaking regular estate inspections, and dealing with abandoned tenancies. The team also offers a range of estate surgeries.
 
Rent Income Services – This service is concerned with assisting residents address issues of poverty, social exclusion and debt. The services of the team include maximising residents’ entitlement to benefits; providing Welfare Benefits advice; supporting residents with applications for Benefits; assisting with income management; and pursuing arrears and bad debts.
 
Allocation Services – This service is concerned with the allocation of the Association’s stock, both to direct applicants and housing transfers. The Association has a range of nomination agreements with local authorities to assist them to meet their housing and homelessness strategies, and participates in Choice Based Letting Schemes where these are in operation.
 
Supported Housing Services – The Association has relationships with a range of support providers to provide housing and support to vulnerable people. This can also include the development of specialist capital developments to meet an identified support group need. This service also includes the provision of adaptations for disabled and vulnerable persons.

 
• Regeneration Services
 
The Group is committed to delivering a range of management and regeneration services that lead to the overall improvement of the communities in which the Group operates. These relate to both physical and community based regeneration initiatives.
 
A multi-agency approach is taken to regeneration, as we recognise that through working with key partners we are able to make a greater difference to the lives of people.
The Group has a key focus in the following areas of activity:
 
• We work closely with our partners in South Sefton, as part of the Evolve partnership. This multi-agency arrangement between ourselves, Hornby Homes, Plus Housing Group, Sefton Borough Council and NewHeartlands is working with the local community to assist through a period of dramatic and rapid change and improvement.
 
• We are a contributor to the Liverpool LIFE Model in the South Central area, with a particular focus on the regeneration of the Lodge Lane neighbourhood.
 
• We are engaged in the establishment of a Community Centre in the Runcorn area of Halton.
  
The Group also operates an innovative ethical estate agency – Homelife. This part of the Group’s activities is concerned with the provision of a professional yet affordable estate agency service in areas of traditional low demand, to stimulate a range of rented and home ownership options to bring about balanced and sustainable communities.
 
 
This part of the organisation is involved in the full range of property related services, including:
 
Asset Management – The undertaking of detailed stock condition surveys and the development and implementation of Asset Management Strategies across the companies within the Group, including cyclical, gas servicing and planned maintenance services.
 
Responsive Repairs Services – This includes the provision of an efficient and effective responsive repairs service within agreed timescales and service standards.
 
Facilities Management – The Group also has a developing expertise in facilities management contracts, drawing upon the in-house expertise it has in this area, and delivered to both the public and private sectors. This is a growing part of the Group’s range of services.
 
 
 
Social Housing Development – The Group has an active Development Department. It is a member of the Plus-Harvest Partnership, through which it develops a range of new properties for rent, shared ownership, and outright sale.
 
Student Housing Development – The Group has a specialist expertise and track-record in the development of accommodation solutions for the student population. With established links with a number of partner Universities, the Group has a full understanding of the needs and demands of this market.
 
Key-worker Development – Closely aligned to its student housing development activity is the Group’s key worker accommodation. Working with a variety of funding options, including public, private and PFI initiatives, the Group is able to work with both public and private sector bodies to provide affordable accommodation for young professionals.
Supported Housing – The Group has a developing expertise in the provision of specialist housing solutions for vulnerable client groups. Working with a broad spectrum of support providers, the Group is able to tailor its developments to the needs of its clients, both with and without the presence of public grants.
 
Commercial Development Solutions – Through its commercial arm, Cosmopolitan Commercial, the Group has an expertise in the provision of commercial residential developments working with both the public and private sectors. Any surpluses generated from these activities are recycled into the Group’s charitable activities for the benefit of its customers.
 
 
 
Student Accommodation Services – The Group has an expertise in the development and management of student accommodation. It links back to the establishment of the organisation in 1969 as Liverpool and District Student Housing Association.
 
Over the years, we have remained in tune with the needs and expectations of our student residents. We know that students require high quality and affordable accommodation. However, we also know that is not sufficient to meet the demands of the modern day student and we therefore cater for these needs accordingly. We focus on the provision of a full range of housing products and services that create a holistic “lifestyle experience”. That means providing high quality accommodation with a range of services such as en-suites and broadband, responsive repairs, tailored pastoral and welfare services, and a sense of community that creates positive memories that will remain with our customers forever.

Young Professionals Services – Often referred to as key-worker accommodation, the Group has a developing expertise in the provision of accommodation and related services. Located conveniently to give easy access to work, leisure and other amenities, the Group is able to provide a range of housing related services that cater for the busy lifestyles of this client group on both a short and long term basis.
